Getting Started:
Selling your home and finding the home of your dreams may be the most important decision of your life. Getting there takes several steps and involves wise decisions. Along the way you will need to get ready to move by deciding what you want and what you can afford. You will need to market and sell your current home. And, you will need to find and buy a new home to start your new life.
The reality of home buying is that the bigger and more desirable the home the more expensive it will be. The good news is that real estate generally appreciates in value and more expensive homes tend to appreciate more so property can be a stable investment in both buyer and seller markets with the right help. The best way to find out what your current home is worth is through a Certified Market Analysis or CMA. A CMA is based on recent sale prices of comparable homes not their list prices. List prices can be misleading so you can miss the market for your home if it is not priced right. There is no cost for a CMA which you can request by using the “Request a CMA” link in the Home section of the navigation bar to your left.
Selling Your Home:
Your actual sale price will be based on your homes location, condition and price. A good realtor will help you stage your home, promote it to other realtors and market it through print and online advertising and personal marketing like physical and virtual "open houses". A web presence on vehicles like realtor.com, re/max.com, boston.com, homes.com and many more is essential. A good broker will negotiate the best price for your home.
Buying Your New Home:
The CMA will also help you determine how much house you can afford. The Mortgage Center section in the left navigation bar will help you establish a price range for your property search. Please use the "Property Search" button at the top or to the left to see what is available in the price range you can afford. The “Site Tips” button in the upper right corner of each page gives you step-by-step procedures to conduct your search, track “hot properties” and to e-mail me. Be sure to check out the "My Listings" button, as well. When it comes to buying and selling, I can help with any listing especially in the Greater Marlborough and Boston MetroWest communities. If you are relocating out of the area, the "US and International Property Search" button will help you find a home at your new destination.
Before you start actively looking though, contact your bank or loan officer to get pre-qualified or pre-approved for the amount you plan to borrow. Since good brokers know their neighborhoods and the home inventory, they can help refine the list of homes you are interested in and show them to you. Once you have found the best home for you, I will work with you every step of the way through the Offer, the Inspection, the Purchase and Sale, the walk-thru and the Closing.
